Underground Utility Installation: What Utah Homeowners Need to Know

Installing underground utilities is one of the most critical phases of any construction project. Whether you're building a new home in Lehi, adding a guest house in Highland, or developing a commercial property in American Fork, getting water lines, sewer connections, electrical conduit, and gas lines installed correctly is essential for your project's success and your long-term peace of mind.

Types of Underground Utilities

Most residential and commercial construction projects in Utah County require installation of several utility types. Water supply lines connect your property to the municipal water system, typically running 4 to 6 feet deep to stay below the frost line. Sanitary sewer lines carry wastewater to the municipal system or a septic tank, installed at specific grades to maintain gravity flow. Storm drain systems manage rainwater and snowmelt runoff to prevent flooding and erosion. Electrical conduit protects underground power cables running from the transformer to your electrical panel. Natural gas lines deliver fuel for heating, water heaters, and appliances. And increasingly, fiber optic cables for high-speed internet are being installed during initial construction to avoid costly retrofitting later.

Depth Requirements in Utah

Utah building codes specify minimum burial depths for different utility types to protect against freeze damage and accidental strikes. Water lines must be buried at least 42 inches deep in Utah County to stay below the frost line. Sewer lines typically run 3 to 8 feet deep depending on the connection point and required grade. Electrical conduit depth depends on the voltage and conduit type but generally ranges from 18 to 36 inches. Gas lines require a minimum of 18 inches of cover in most jurisdictions. These depths can vary by municipality, so it's important to verify requirements with your local building department before excavation begins.

The Installation Process

Professional utility installation follows a carefully sequenced process. First, utility locates are completed through Blue Stakes of Utah (call 811) to identify all existing underground utilities in the work area. Next, trenches are excavated to the required depth and width for each utility type. Bedding material, usually clean sand or gravel, is placed at the bottom of the trench to provide a stable base and protect pipes from rocky soil. The utility lines are then installed, connected, and pressure tested or inspected as required. Finally, backfill material is placed in controlled lifts with proper compaction to prevent future settling.

Common Installation Mistakes

Poor utility installation can lead to expensive problems years down the road. Insufficient trench depth leaves pipes vulnerable to frost damage during Utah's cold winters. Improper bedding allows rocks to press against pipes, creating stress points that eventually crack or leak. Inadequate compaction of backfill material causes settling that can break pipe connections or create surface depressions. Failure to maintain proper slope on gravity sewer lines leads to slow drainage and eventual blockages. And skipping pressure testing means leaks may not be discovered until they've already caused water damage or soil erosion.

Why Hire a Professional Excavation Contractor

Underground utility installation requires specialized equipment, knowledge of local codes, and experience with Utah County's varied soil conditions. A professional excavation contractor brings mini excavators and trenchers sized appropriately for residential and commercial work, knowledge of municipal connection requirements and inspection schedules, experience navigating the permitting process efficiently, proper compaction equipment and testing capabilities, and insurance and bonding that protect you from liability. Attempting utility installation without professional help risks code violations, failed inspections, and costly repairs.
